What time of year should we be having work done?
Crack seal in the colder weather if possible when the cracks are at their widest. More information can be found on the crack seal page.
Seal coat in the warmer weather when the sealer can get good sunlight and temps above 60 at night preferred. More information can be found on the seal coating page.
Paint - year round. We have products we can use for any time of the year. More information can be found on the asphalt striping page.
How long will the sealer last?
Crack seal should be evaluated every 2 years. If the pavement is stable it can last up to 5 years, unstable pavements may require touch up areas at a yearly interval.
Seal coats last 5-7 years on normal traffic areas. We make sure to apply a thicker coat on turn areas, entrances, and areas we know will see the higher traffic. Our trained staff identify these areas and prioritize application for the longest lifespan possible.
Paint as needed. Some paint applications can last 8-10 years but most opt to refresh every 3/5 years for optimal safety and visibility.
Do you work directly with HOA boards and help with long-term, 5- to 10-year planning?
Absolutely. We work closely with HOA boards and property managers to assist with planning, budgeting, and phased project execution. We also specialize in creating 5- to 10-year maintenance plans—complete with presentations, reserve study input, and in-person meetings when needed.
