FAQ - Crack Sealing
What time of year should I be sealing?
Cooler temperatures are best for crack sealing because the asphalt contracts when it's cold and the cracks are at their widest. This allows us to clean and reseal the crack properly.
Why is your bid more expensive than others we've recieved? Is there a difference?
We use cleaning processes that go above and beyond industry norms. It's important that the surface is prepared correctly. If you'd like to work with us but have a lower bid, reach out and see if it qualifies for a price match—oftentimes, we can match or beat a competitor's bid if asked. We’d love to earn your business or explain why the bids are priced differently.
We only use premium-level crack sealant. We've tried them all, and there's a difference—trust us. We wouldn’t use anything else on our own property, so why would we use anything less on yours?
Our equipment is the most up-to-date, safest, and largest available on the market. A greater volume of sealant being heated means it stays at the perfect temperature for application. Smaller machines often run too hot or too cold, depending on how the operator feeds the material. We eliminate the guesswork and use the most advanced, consistent methods to ensure each seal is the perfect seal.
Another key difference: we bid to seal both the edge cracks and the field cracks. Most asphalt-to-concrete joints need to be sealed—especially in gutter areas where a water flow line is present. If water is getting between those seams, it's absolutely causing damage to the subgrade below and will lead to premature sinking, settling, cracking, and potholes.
Will you seal all of my cracks?
We bid to seal all joints 1/8 inch and wider. The reason we don’t seal narrower cracks is that they lack a vertical surface for the sealant to bond to. These thin, narrow cracks only allow for a surface band, which wears quickly and isn’t effective. Our teams will typically pass over these smaller cracks and do their best to seal them so the job feels complete. However, we do so with the understanding that the surface band may or may not hold up over time.
Do I need to seal the concrete joints where my asphalt meets?
Most of the time, yes! These joints are so prone to extra water from the gutter, heavy traffic load in parking, and overall, a weak point in most asphalt areas because the concrete and asphalt expand and contract at different rates. We always evaluate those seams, if your project doesn't need them sealed, we will let you know!
